For our leasing scheme, we rent a privately owned property for a leased period between three to five years. Enfield Council will be your tenants and we will sub-let the property to homeless families. The property won’t be used as a hostel, however you won’t be able to decide which type of family live in your property.
Leasing to the council has many advantages, as we:
We offer a competitive guaranteed rent deal for all property sizes, paid quarterly in advance via BACS. The household living in your property will be responsible for the utility bills and council tax.
Following an initial inspection we normally sign contracts after three to four weeks. The initial lease must be for a minimum of three years, then it can be renewed for either two or three years. You are unable to terminate your lease once it has been agreed, though we may choose to end leases early.
Most management issues will be dealt with by our Property Management team, but structural issues will still be your responsibility. You will be expected to carry out repairs to windows and fences, as well as any damage due to wear and tear. If any repairs are needed, we will contact you and confirm the repairs in writing. You will usually have 14 days to complete them.
We aim to return your property to you by the lease end date, but this isn’t always possible. If your property is returned after, you will be paid rent until the keys are available for you to pick up.
Before the end of the lease you will be contacted to find out if you want to renew. If you haven’t been contacted and your lease is going to expire within four weeks, contact our landlord hotline on 020 8379 4320.
The property will probably be returned to you with some wear and tear. If there is anything missing or damaged, this will be inspected by a technical officer. If the report shows the damage was because of tenant misuse, the repair will be completed by us and we will pay compensation for missing items. If the report doesn’t find this, you will need to complete the repairs.
